How to buy
The steps outlined below provide an insight into the process of buying a property in Turkey. The initial stage involves
finding a property you like and want to buy and therefore you probably have a good idea what you are looking for. If
you are looking for something different that is not featured on our current property list, please do contact us with your
requirements as there are many sites still in the developmental stage which may meet your criteria but are not as yet
advertised.

Step 1
- Once you have selected your property and commit to buying by paying a deposit, a number of actions out of
your control will take place and depending if you are buying a property or building plot, the duration can range
from two to eight weeks. The reason for the length of time is the various international government checks,
often being completed in two weeks but can take up to 7 or 8 weeks.
Step 2
- Once a price has been agreed the estate agent will draw up an agreement/contract for you to sign. This will
require you to forward a deposit (agreed by the seller and the buyer) to the estate agency holding bank account
(by electronic transfer) to be passed on to the legal team and then the seller. The deposit is non refundable,
unless you have an agreed valid reason for withdrawing from the sale, the seller will also have to return the deposit
and a penalty if he withdraws from the agreement. We will also need a photocopy of each persons passport that is
involved in owning the property.
Step 3

Once the deposit and contracts have been exchanged, a number of government checks will take place, this is out of
the control of your acting agent. These checks will include contact with your local government to check for criminal
activity and may include other checks, if you are not accepted the deposit will normally be returned. If you are
buying a building plot other checks will take place to assure that the land you are buying is not to be used for
any other than domestic or by local government services such as schools, fire station, police etc. For

This process can take up to eight weeks, but normally is around four weeks.
Step 4

Once all the searches have been returned, the final steps of purchasing can take place. This involves the remainder
of the balance of the purchase price and any commissions which will be added to the total price. When the balance
and any commissions have been paid the title of the property will be exchanged. We would also advise you to
take out insurance on the property, this again is something we can arrange for you.
